Our big houses to rent start from £83 a night for the whole property, average about £237 a night and go up to £1,229 a night for the largest. Split between 12 people, the average works out at roughly £20 each per night, usually well under the price of a hotel room. Midweek breaks and dates outside the school holidays are normally the cheapest.

For the whole house. You rent the entire property, so the more of you there are, the less it costs each. Have a look at the sleeping numbers on each listing and work out the cost per head before you compare houses.

As early as you can for large group accommodation. Only 6 of our houses sleep 20 or more, so the biggest houses go first, especially for Christmas, New Year, Easter, bank holidays and the summer holidays. For a quiet midweek break you can often find something a few weeks out.

Many houses take short breaks, either a weekend (usually Friday to Monday) or a midweek stay (Monday to Friday), while others only let by the week in peak season. Each house shows its stay lengths and changeover days when you check prices.

29 of our houses have a private hot tub and 11 have a swimming pool. Hot tub cottages are the most popular for birthdays and hen weekends, so book those early.

Yes. 75 of our group cottages are dog friendly and 71 houses have an enclosed garden. Most set a limit on how many dogs and some charge a fee, so check before you book.

19 of our houses have a ground-floor bedroom, handy for grandparents or anyone who'd rather avoid the stairs. If someone in your group needs step-free access throughout, ask the agency for the full access details before you book.

22 houses have a games room (pool, table tennis or darts) and 8 have a tennis court. They're a big help on a wet day with a house full of children.

20 of our houses have an EV charging point. Check the charger type and whether there's a charge for electricity on the listing.

Some owners welcome hen and stag weekends and some don't, often because the house is close to neighbours or in a listed village. Each house sets its own rules, so read them on the booking page first. Houses with a hot tub and a games room tend to suit hen parties best.

Usually only the people staying are allowed, up to the number the house sleeps. If you're planning a celebration with day guests, a marquee or caterers, ask the agency before you book, as many holiday lets don't allow events without permission.

Direct trains run from London Paddington to Moreton-in-Marsh in about an hour and a half, calling at Charlbury and Kingham, and to Kemble (for Cirencester) in about 1 hour 10 minutes. By car, the M40 is quickest for the north Cotswolds and the M4 and A419 for the south.

Yes, for most groups. Rural buses are limited and many of the best houses are outside the villages. A couple of cars or a hired minibus is the easiest way to get everyone about, so check how many parking spaces the house has.

Walk a stretch of the 102-mile Cotswold Way, which runs from Chipping Campden to Bath, book a group visit to Blenheim Palace or Sudeley Castle (both have rates for 15 or more), take a hot air balloon flight between April and October, or spend a day on the beach and inflatable water park at Cotswold Country Park & Beach.

Book well ahead, as village pubs are small. The Wild Rabbit at Kingham has a private dining room for 14 to 20, and Daylesford Cookery School runs private classes for groups. For the biggest groups, a private chef at the house is often easier than finding a table for 20.
